Who Can Acquire a House?
A character must belong to a Premium Account and must satisfy the ownership rules before placing a bid. An account may own only one regular house at a time. Guildhalls are reserved for eligible guild leaders.

Free houses are acquired through the Houses page. Auctions last seven days. The current highest bid is shown publicly, while the bid amount is reserved immediately from the selected character's bank balance.
When another player places a higher bid, the previous bidder automatically receives the reserved amount back in the bank. The auction end time remains unchanged, and only the highest valid bid is considered when the auction closes.
When the auction expires, the server validates the winner and transfers the property automatically. The winning amount is not charged a second time because it was already reserved when the bid was placed. The new owner can then manage access from inside the house.

| Bid Requirements | The selected character must be eligible at the time of the bid and when the auction is processed. Premium status, the house limit and guildhall leadership rules are checked by the system. A character who becomes ineligible may lose the right to receive the property. |
| House Rent | Rent is charged monthly and is automatically debited from the owner's bank balance. Every house has its own rent value, displayed on the house page. Owners should always keep enough gold in the bank before the rent date. |
| Failure to Pay | If the required rent cannot be collected according to the server's house-payment rules, the owner may be evicted. The property is released and the house item-transfer routine moves eligible belongings to the owner's depot or inbox according to the server implementation. |
| Guildhalls | A guildhall is not a normal private residence. Only an eligible guild leader may acquire it. Access for guild members and other visitors is still controlled through the house access lists and individual door permissions. |
| Access Lists | House access is managed from inside the property. The owner controls the guest list, sub-owner list and individual door lists. Names and supported access-list expressions can be written in the text window opened by the corresponding house command. |
| Aleta Sio | Opens the guest list. Guests listed there may enter the house when access is possible. Guest status does not grant ownership or the right to transfer, sell or abandon the property. |
| Aleta Som | Opens the sub-owner list. Sub-owners receive broad house-management privileges, including access management, but the property still belongs to the owner and ownership actions remain restricted to the owner. |
| Aleta Grav | While facing the relevant house door, opens that door's individual access list. The owner or an authorized sub-owner may specify who is allowed to open that particular door. |
| Alana Sio "Player Name" | Removes the named player from inside the house and teleports that character to the house exit. An owner or sub-owner may use Alana Sio without a name to leave the house immediately. |
| Door List Examples | Player Name allows a specific character; !Player Name explicitly denies that character; @Guild Name allows members of the named guild; and #D may be used by the supported access-list parser for door-related inside access. Expressions are applied only when supported by the active server house-list implementation. |
| Important Before Bidding | Check the house location, size, number of beds, monthly rent and property type before placing a bid. Bids reserve bank gold immediately, and a winning auction creates an ongoing monthly-rent obligation. |
Important: buying, bidding and auction tracking are handled through the website, while ownership, auction completion, rent and access rights are enforced by the game server. Never share account credentials or arrange unofficial payments for a house outside the supported system.
